Outperform Property Selection Software Program




Empower Wealth's - Outperform Property Selection software program is a simple, yet effective program aimed at helping its users to better analyse what's important to them in regards to the selection of an 'outperform' property.  The program is designed to assist the user to undertake research based on a 'Top Down - 3 Step Approach', to identify suitable properties in superior neighbourhoods for purchase.  This approach incorporates a multi-attribute decision making matrix analysis tool to assist the users to question their property needs in detail and customise the tools to provide decision outcomes on which to act.

This 3 Step Approach is incorporated in the following way:

STEP 1
CITY Assessment (macro view) - Designed to offer a broad assessment to locate a particular 'City'  marketplace that is self-sustainable over the long term.

In this instance, if you were considering purchasing in an interstate city as opposed to the city you live in, then the first assessment is to determine in a very general sense (as you cannot buy every property in that city) that the overall marketplace in that city has an overall positive and sustainable outlook over the long term (Long term should equal how long you plan to hold the property).

STEP 2
SUBURB Assessment - Designed to establish the preference of one or possible a couple of suburbs/locations, of the total suburbs assessed to achieve an outperform result.

This decision tool will provide you with the ability to compare a number of suburbs against each other to enable them to make a decision on the suburb/location they wish to buy.

STEP 3
NEIGHBOURHOOD / PROPERTY Assessment (micro view) - Designed to establish a decision based on the characteristic of the localised neighbourhood and the actual property under assessment.

The factors in step 3 - Neighbourhood and Property,  are combined together in one decision making tool, because collectively they offer the ingredients for a superior and outperforming purchase if researched correctly.  The user should use this assessment table to help determine the localised value of the land within the 'area' (which is a key driver for capital growth).  Furthermore, this assessment table is designed to assist you to buy well based on the localised area in conjunction with the quality of the house on the land, rather than buying a great house in a poor location, that may restrict its capital growth.  The assessment table can also have additional factors added to focus on higher yield outcomes if the user wishes.

In designing this program to assist in selecting & purchasing residential property, the grid analysis tool is a very useful technique which we have harnessed into a selection program to aid the user in their efforts to make more informed purchasing decisions based on a set of criteria (known as factors), that the user believes are important to their needs when selecting a suitable residential property to purchase.

To aid our users, we have incorporated a number of Factors, based on many years of experience, which we believe are factors that influence value and demand for residential property, based on both broad (macro) and narrow (micro) drivers.  However, the program still offers the user the ability to add their own critical or important factors, plus the ability to disregard the guiding factors we have included, ensuring this program has the interest and the benefits of the user in mind, providing them with the outcome they are seeking.
